
Case Study: First time Buyers
We often receive glowing reports for our brokers from happy clients, and you’ll find many of them published on our testimonials section. However, we were so pleased with the outcome from this piece of work that we decided to put it together as a case study.
The clients in this particular instance were a young married couple who first approached us in order to work out what they needed in terms of a deposit for a First Time Buyers mortgage and to get a firm understanding of the process.
Following the initial meeting with City Mortgage Solutions Broker, David Turner, the clients agreed to come back to him once they had saved for their deposit.
It was around 12 months after the initial contact that the clients got back in touch. With David away on annual leave, it was Matthew Turner who picked up the communication.
Both husband and wife had recently taken up new roles, with the husband having briefly chosen self employment over a six month period but deciding it was not right for him. It did mean however, that there was a gap in his employment record.
The couple secured their property, a share of freehold maisonette, at a purchase price of £325,000.
Having researched the best providers in the market, Matthew was able to secure a mortgage of £272,701 over a 32 year term. Nationwide provided the most competitive deal at the time and the couple entered their 2 year fixed 1.54% deal.
Over the course of the purchase process, the couple’s experienced some problems with their solicitor. Approaching the end of the process, their solicitor quit her job without any notice. This meant that a new solicitor needed to pick up the baton quickly in order for the purchase to keep to the dates that had been agreed. Matthew’s role was to get the solicitor up to speed quickly in order to preserve the arrangement dates.
In addition, a further complication arose. The property’s (soon to be) previous owner was unable to identify the management company for the property – vital when Ground Rent is payable. This delayed the process by weeks.
Our client was put under pressure by the vendors solicitor and Estate Agent to exchange without this information which Matthew strongly urged his clients to refuse.
In order to rectify the situation, Matthew spoke to the estate agent personally and encouraged him to knock on the doors of neighbours to find out who their management company was. The management company was identified and the process was completed on the day our client wanted.
