No Edinburgh high street. Just proper advice, wherever you are in the city.

Thanks, request received.

We’ll be in touch within one working day.

We'll be straight with you: we don't have an office on George Street. What we do have is an experienced advice team that helps people buy and remortgage across Edinburgh every week, by phone, video and email, and around your working day.

The mortgage market is national, so the lenders and rates available to you are exactly the ones a high-street broker would use. What changes your result is the quality of the advice and a genuine grasp of the Scottish process, and both of those work perfectly well over a video call.

Simple from the first call

How advice works when we're not down the road

Three steps, no jargon, and the same adviser throughout.

1

A free intro call or video

Tell us where you are and where you want to get to. We'll talk through your options and what you can realistically borrow, with no obligation and evening slots available.

2

We search the whole market

We compare 90+ lenders, recommend the right one for you in plain English, and arrange your agreement in principle so you're ready to offer.

3

We manage it to completion

We handle the paperwork and the chasing, and work alongside your Scottish solicitor through missives and settlement, keeping you updated at every stage.

Local knowledge that matters

Buying a home in Scotland works differently, and we know it well

The Scottish system catches a lot of buyers out, especially anyone moving up from England. See what’s different, and where we help.

Home Reports

In Scotland the seller provides a Home Report up front, covering a survey, a valuation and a property questionnaire. We read that valuation closely, because it is what your lender will lend against.

Offers over & closing dates

Popular homes go to a closing date, with buyers offering over a guide price. Having your finances and agreement in principle ready means you can bid with confidence and avoid over-stretching.

LBTT, not Stamp Duty

Scotland charges Land and Buildings Transaction Tax, with an Additional Dwelling Supplement on second homes and buy-to-lets. We estimate it as part of your total costs before you commit.

Missives & your solicitor

Scottish solicitors handle the offer and missives rather than the buyer's agent. We work alongside yours so the mortgage and the legal side move together to settlement.

Why use a broker

One bank shows you its shelf. A broker shows you the market.

Going direct to your own bank isn't wrong, but it only ever shows you one lender's view. See what changes when our team is working on your side.

Common questions

Edinburgh mortgage questions, answered straight

We're a UK-wide brokerage rather than a high-street Edinburgh office. We work with Edinburgh and Lothians buyers regularly by phone and video, and our advisers understand the Scottish home-buying process, Home Reports, offers over and LBTT, so the advice is local in knowledge even when the appointment is remote.

Yes, and for most people it's now the easiest way to get advice. Documents are shared securely online, appointments fit around work and family including evenings, and you deal with the same adviser throughout. The mortgage market is national, so the lenders and rates available to you are the same wherever your adviser sits.

Scotland uses Home Reports (the seller provides a survey and valuation up front), an offers-over system with set closing dates, and missives handled by your solicitor. Tax is Land and Buildings Transaction Tax (LBTT) rather than Stamp Duty. We factor all of this into your advice and work alongside your Scottish solicitor.

Land and Buildings Transaction Tax is Scotland's equivalent of Stamp Duty, charged in bands on the purchase price, with an Additional Dwelling Supplement on second homes and buy-to-lets. We'll estimate your LBTT as part of your overall costs before you offer.

Your initial consultation is free and without obligation. Any fee that applies to your case is explained clearly and in writing before you commit to anything.

We'll get you booked in at a time that suits you, by phone or video and including evenings, and arrange your agreement in principle so you're ready to offer.

Thanks, your request is in.

THINK CAREFULLY BEFORE SECURING OTHER DEBTS AGAINST YOUR HOME. YOUR HOME OR PROPERTY MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON A MORTGAGE OR ANY DEBT SECURED ON IT.
