Know exactly what you’re buying

A home is one of the biggest purchases you’ll ever make, and the lender’s valuation isn’t there to protect you. That’s why we introduce our clients directly to Your Surveying Partner: a proper survey, the right level, booked without the runaround.

Why get a survey?

The valuation protects the bank. The survey protects you.

The lender’s valuation answers one question: is the property worth what they’re lending? It says nothing about the roof, the damp, the wiring or the drains. A survey is the only inspection done for you, and what it finds becomes fact you can act on: renegotiate the price, ask the seller to put things right, budget properly, or walk away from a bad buy before it’s yours.

BEFORE YOU COMMIT

Facts, not guesswork

A detailed, easy-to-read report on the property’s genuine condition, the positives as well as the problems, before you’re locked in.

NEGOTIATING POWER

Findings pay for themselves

A flagged roof, damp issue or drainage fault is leverage. Clients regularly renegotiate by more than the survey cost, one recently told us it “saved me thousands”.

PEACE OF MIND

Buy with confidence

And if the report comes back clean? That’s worth just as much, you complete knowing there’s nothing waiting for you under the floorboards.

Our trusted partner

Why we recommend Your Surveying Partner

We could point you at a price-comparison site and wish you luck. We don’t, because surveys are exactly the kind of purchase where the cheapest quote can cost you the most. Your Surveying Partner is run by Gavin and Katie Holliday, and it works the way we do: real people, no automated systems, available seven days a week, and a handpicked panel of RICS surveyors matched to the property, so you get the right survey, first time.

RICS Home Survey — Level 2

The right choice for conventional homes in reasonable condition. Covers the property’s condition, defects and anything urgent, in a clear traffic-light format.

RICS Home Survey — Level 3

The full building survey, for older, extended, unusual or visibly tired properties. The deepest look you can get before you own the problems.

Valuations

Help to Buy, shared ownership, probate, matrimonial and Red Book market valuations, arranged through the same simple route.

Specialist reports

Structural engineers, damp & timber, CCTV drainage, asbestos, electrical, wall tie, tree and Japanese knotweed reports, when the survey says “look closer”.

Straight answers

Survey questions, answered straight

No, and this is the most common misunderstanding in home buying. The lender’s valuation exists to protect the bank’s money, not yours, and the surveyor may spend only minutes at the property, or not visit at all. A survey is the only inspection carried out for you, on the property you’re about to commit to.

A RICS Level 2 Home Survey suits conventional properties in reasonable condition, it covers condition, defects and urgent issues. A Level 3 (building survey) goes much deeper and is right for older, extended, unusual or visibly tired properties. Your Surveying Partner will recommend the right level for the actual property, and won’t sell you more survey than you need.

Just tell your adviser you’d like a survey, and we make the introduction directly, no forms, no being passed around. Gavin or Katie will call you, check the property details, and give you a clear quote. If you’re happy, they book it, and your adviser stays in the loop throughout.

You receive a detailed written report, and, the part clients consistently value most, a call with the surveyor to walk through the findings in plain English, so you understand what matters, what doesn’t, and what to do about it. That might mean renegotiating, budgeting for works, or proceeding with confidence.

Regularly. Findings like roof, damp or drainage issues become negotiating facts: clients use reports to renegotiate the price, ask the seller to fix problems, or walk away from a bad buy. One of our clients recently described the report as having “saved me thousands” after it flagged a roof that needed renewing.

We’re transparent about this: Your Surveying Partner pays us a referral fee if you go ahead. It never changes the price you pay, and we recommend them for one reason, our clients consistently come back with five-star feedback. You’re always free to choose any surveyor you like.
