Where to Invest…

The December Hometrack UK Cities Report reveals Liverpool was the top performing UK city of Q4 2016 – with property prices rising 3% in the three months to December. Year on year prices are up 7%.

Investors are increasingly shifting their focus from London to the UK’s regional cities where yields are much more attractive, and large scale regeneration projects are reinvigorating second tier cities.

It is important investors understand what stage cities are at in terms of the property cycle. For example – prices in Birmingham and Manchester are 6.1% and 5.7% above their 2008 peak , whereas Liverpool is still 9.1% below peak. This is understandable as news of the Salford Quay regeneration in Manchester, and the prospect of HS2 in Birmingham, have fuelled investor interest.

We believe Liverpool is set to take centre stage in 2017 as news of the more than £10 billion of city wide regeneration spreads. The lead story being Liverpool Waters, the £5.5 billion redevelopment of 60 hectares of the historic Princes Dock. This is one of the largest projects in the UK and yet many investors are unaware of it.
